You will notice that Cape Coral addressing for the majority are labelled SW (southwest), NW (northwest), SE (southeast) or NE (northeast).
SE Cape: First settled area and has city water and sewer. Year Built homes: 1960's, 70's, 80's homes primarily. Excellent "no bridge" Gulf Access properties located east of Del Prado/south of Veterans Pkwy and also south of Cape Coral Pkwy. Off water pool/no pool homes available.
SW Cape: 100% on city water and sewer. Year Built Homes: 1980's, 90's, 2000-2022+ primarily. The further west in Cape Coral you travel, the newer the properties, generally speaking. Newer construction in the SW Cape, excellent Gulf Access homes, freshwater and off-water pool homes available.
NW Cape: As the building boom between 2004 and 2007 was taking place, this area was attractive to many people due to cheaper land prices as compared to the SW. As a result, you'll find many year 2000+ built homes in this location. 2023 NEW CONSTRUCTION in the NW Cape is HOT and this is the LAST Gulf Access area available in Cape Coral. It is located west of Burnt Store Rd. and north of Pine Island Rd. People that desire a more "country feel" with the homes more spread out will really like the NW Cape (well and septic north of Embers Pkwy). City water and sewer has been installed basically between Pine Island Rd and Embers Pkwy (just north of Embers Pkwy). Many years of new construction awaits the NW. Gulf Access, off-water pool homes and freshwater homes available throughout the rest of the NW Cape. A whole house Reverse Osmosis System is a very popular option for any home on a well. Cost runs around $5,000. It's worth it! The water is treated 100% prior to entering the home. It's fantastic!
NE Cape: This is the last settled area with 99% being on well and septic. Many years of new construction await this area as well. No Gulf Access in the NE, but there are freshwater canal homes and pool and non-pool, off-water homes available.
Boat Owners: Take note that there are specific details you'll want to know regarding bridge clearance heights. Bridge clearance is generally from 8.5' - 11'0. If you need sailboat unrestricted access, you'll be primarily interested in a location that is either south of Cape Coral Parkway and east of Chiquita Blvd. or east of Del Prado Blvd. There are a couple of exceptions to that rule such as the Cape Harbour Gated Community which has high-end, high-rise condominiums and single-family homes located west of Chiquita Blvd. and south of El Dorado Blvd. in the SW Cape. In the NW Cape the primary areas for no bridge gulf access will be west of "Old Burnt Store Rd".
Roadway Helpful Hints: When you are viewing a Cape Coral Map, take note of the main North/South and East/West roads. You can save yourself valuable time.
North/South: Starting from furthest easterly point: Del Prado Blvd (our main commercial road). Heading west along Cape Coral Pkwy you'll cross Santa Barbara Blvd, Skyline Blvd and Chiquita Blvd. These are 3 key roads that will connect you to many points as you're travelling north or south on each one. They will also connect you to our secondary and newer commercial road called Pine Island Rd. which runs east/west the entire length of Cape Coral.
East/West: Starting from the Cape Coral Bridge (bridge in the southeast Cape/Chamber of Commerce): Cape Coral Pkwy, Veterans Pkwy (heads west to the NW Cape or east all the way to Fort Myers via bridge), Pine Island Rd. Strategically, when you are north of Pine Island Rd. you can also utilize Embers Pkwy, Tropicana Pkwy, Diplomat Pkwy or Kismet Pkwy all of which will give you quick east to west access all across Cape Coral.
